What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, an appraiser measures the home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they note the layout of the rooms and other features, like stairs, entryways, and pantries. They might draw a rough sketch of the property. Then, the appraiser creates a report and a more detailed sketch showing the total living area of the house and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services necessary?

Real estate taxes

Tax records often reflect inaccurate square footage because the values can come from many sources, and occasionally go unverified — which means you may be paying for more square footage than you have! Unless a certified appraiser has recently completed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before disputing your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a listing

A measurement service can secure fair market value for your house. Living space is one of the most important elements potential buyers look for when purchasing a home — but since these values are often approximated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your home as well as the number of potential buyers. The only sure method of using a definitive GLA when listing your home is to reference a previous appraisal or home measurement service carried out by an appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's property sells at a price that accurately reflects true market value, we recommend asking for a floorplan service for the property. Your clients, and potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tactic for attracting potential buyers because they can review the layout and features of the house before and after a showing.
